Pataskala Housing Market Update: September 2026

Pataskala September 2026 housing market report: 26 closed sales, $382,500 median price and 44 new listings; Century 21 sold sign

Pataskala’s September market delivered a burst of new listings and a modest rebound in closings. Buyers had more options, while the homes that sold moved faster than a year earlier.

The rebound arrived within a slower sales year. September improved transaction activity, but sellers still faced more available inventory and a longer supply of homes than last fall.

  • $395,843 average sale price (+3.6%)
  • 44 new listings (+144.4%)
  • 64 homes for sale (+16.4%)
  • 24 days on market until sale (-14.3%)
  • 3.3 months supply of inventory
  • 24 homes in contract

A stronger September within a quieter year

Closings increased from 23 to 26, and contracts rose from 22 to 24. Both measures improved, although the gains represented a small number of additional transactions.

Through September, closings totaled 176, down 22.5% from 227. Year-to-date contracts were down 17.8%. The latest month provided a better result without erasing the broader slowdown.

Pricing was similarly mixed. September’s median fell 11.3%, while the average increased 3.6%. Over the first nine months, the median was $385,000, up 2.4%, and the average increased 1.9%. The longer period gives a more consistent picture of modest price growth than September’s divergent measures.

Fresh competition arrived quickly

New listings jumped from 18 to 44. The 144.4% increase is striking, but the practical impact is the additional 26 homes entering the market during the month.

Available inventory rose from 55 to 64, and months of supply increased from 2.3 to 3.3. Sellers therefore faced more choice on the buyer’s side of the transaction.

At the same time, sold homes recorded 24 days on market, compared with 28 a year earlier. Pataskala continued to produce relatively quick sales even as total supply expanded.

Positioning matters more than the headline

For sellers, the immediate challenge is the fresh inventory arriving around them. A launch price should be assessed against those new alternatives, with particular attention to the features and condition available at the same budget.

Buyers have a useful opportunity to compare more homes before settling on value. The report showed 98.9% of last list price received, so the larger supply has not translated into deep discounts across completed sales. Negotiating strength is more likely to come from a specific property’s competition, price history and condition.

Pataskala’s fall market rewards a clear view of the alternatives. September brought more movement, and it also gave buyers more to choose from.
