New Albany’s September average sale price crossed $1.1 million, while its median stood at $679,000. That wide spread is the defining feature of this month’s report: a small group of transactions produced very different price benchmarks.
For sellers, the more consequential result may be how those homes performed against their asking prices. Available inventory increased, and completed sales achieved 95.3% of last list price, making precise positioning especially important.

One market, a wide range of transactions
September recorded 13 closings, matching last year. Within that group, the average increased 53.5% and the median rose 13.4%.
The year-to-date figures tell a different pricing story. Across 130 closings, the average was $1,156,484, up 6.7%, while the median was $944,500, up 19.3%. September’s median was substantially below that year-to-date midpoint, despite its increase over last September.
The price range and characteristics of the homes closing matter enormously in New Albany. Comparable sales with similar size, finish, lot and property type offer a better basis for pricing a particular home than the overall average.
More selection, with meaningful negotiation
Inventory increased from 27 to 37 homes and new listings rose from 15 to 19. Months of supply moved from 2.1 to 2.6.
The homes that sold recorded 39 days on market, improving from 50 last September. Year-to-date closings were also up 10.2%, so the larger inventory arrived alongside a year of increased completed-sales activity.
The pricing measures deserve equal weight. September sales achieved 91.4% of original list price and 95.3% of last list price. Those results make both the opening price and the final negotiation relevant to a seller’s strategy.
Build the strategy around comparable homes
A New Albany seller should be able to explain the asking price through a carefully selected group of comparable homes. The $1.1 million average alone will not support a premium for a property whose closest alternatives are priced differently.
For buyers, the larger selection and sale-to-list-price results support a deliberate negotiation strategy. Evaluate how long a home has been available, its price adjustments and the alternatives within the same budget. An offer can then reflect the particular property’s position.
September describes a market with substantial price variation and room for negotiation, where the quality of the comparable-sales analysis can materially change the decision.
