Westerville Housing Market Update: September 2026

Westerville September 2026 housing market report: 49 closed sales, $425,000 median price and 53 new listings; Century 21 sold sign

Westerville gave buyers more choice in September while completed sales remained brisk and close to final asking prices. Inventory rose 42.6%, yet the days-on-market measure was just 16 and the reported sale-to-last-list-price measure reached 100%.

The next figure to watch is contract activity. Closings increased, but fewer homes entered contract than a year earlier, creating a more measured outlook than the strong completed-sales results alone would suggest.

September 2026 Westerville market snapshot

September comparisons are with September 2025.

  • 49 closed sales (+19.5%)
  • $425,000 median sale price (+6.3%)
  • $441,371 average sale price (+13.0%)
  • 53 new listings (+10.4%)
  • 67 homes for sale (+42.6%)
  • 16 days on market until sale (-5.9%)
  • 1.6 months supply of inventory
  • 33 homes in contract

Strong closings with fewer new contracts

September closings increased from 41 to 49. Through the first nine months, Westerville recorded 392 sales, up 8.9%, supporting the view that completed-sales activity had strengthened over the year.

Prices were higher over both periods. The September median rose 6.3% to $425,000, while the year-to-date median increased 3.3% to $444,001.

Contracts were the exception to September’s stronger activity. They fell from 46 to 33, a 28.3% decline. Year-to-date contracts were still up 5.2%, so the latest month showed a weaker result within an otherwise positive year. That makes new contract activity worth watching as the fall market develops.

More inventory has not erased pricing strength

Available inventory increased from 47 to 67 homes, an additional 20 properties. New listings rose more modestly, from 48 to 53, and months of supply increased from 1.2 to 1.6.

The selling pace remained quick among completed sales: 16 days on market compared with 17 last September. The report also showed 98.8% of original list price received and 100.0% of last list price.

There were more alternatives available, while the homes reaching a sale continued to perform well against their final asking prices.

Use the added choice strategically

For sellers, the larger inventory makes the quality of the launch more important. A well-supported price, clear presentation of improvements and attention to competing listings can help preserve negotiating strength. The strong closing results are encouraging, while the lower contract count argues against assuming demand will absorb any asking price.

Buyers can use the expanded selection to be more exacting about fit and value. When a listing compares well with its alternatives, the 16-day pace supports being prepared to move. When it does not, the increased inventory provides a stronger basis for considering another option.

Westerville’s September market offered greater choice without a broad breakdown in completed-sale pricing.
