Newark Housing Market Update: September 2026

Newark September 2026 housing market report: 59 closed sales, $227,000 median price and 63 new listings; Century 21 sold sign

Newark homes took longer to find a buyer in September, with little change in the number of homes available. The median declined to $227,000 and days on market increased, yet the homes that closed achieved a reported 100% of their last list price.

That makes pricing history central to the story. Buyers gained a slower pace, but the completed sales do not show broad discounts from final asking prices.

September 2026 Newark market snapshot

September comparisons are with September 2025.

  • 59 closed sales (+3.5%)
  • $227,000 median sale price (-5.2%)
  • $231,810 average sale price (-7.8%)
  • 63 new listings (-1.6%)
  • 97 homes for sale (-2.0%)
  • 33 days on market until sale (+37.5%)
  • 1.9 months supply of inventory
  • 55 homes in contract

September’s lower prices need the full-year context

The median fell 5.2% in September, while the average declined 7.8%. Across the first nine months, the picture was steadier: the median was $240,150, up 0.1%, and the average was up 1.4%.

September therefore brought a lower-priced set of closings within a year of relatively stable overall pricing. Sales volume was somewhat softer over the longer period, with 442 year-to-date closings compared with 461 last year.

The monthly increase from 57 to 59 closings also came alongside fewer contracts. September contracts fell from 70 to 55, a 21.4% decline.

A slower month without an inventory surge

Available inventory barely changed, moving from 99 homes to 97. New listings were similarly steady at 63 versus 64.

The larger movement was in days on market, which increased from 24 to 33. That slowdown was specific to the monthly comparison: the year-to-date measure improved from 32 days to 29.

For sellers planning a launch, the recent monthly pace deserves attention. For buyers, the stable inventory count means there was no large increase in selection to accompany the longer marketing time.

Negotiation starts with the price history

September’s reported sale-to-original-list-price measure was 96.5%, while the sale-to-last-list-price measure was 100.0%. Those figures make the initial asking price and any subsequent adjustments important context for an offer.

A seller should establish the price with the home’s condition and closest competition in view, particularly when repairs or dated finishes distinguish it from nearby sales. Buyers should bring those same differences into negotiations and account for improvement costs in the total purchase budget.

The useful opportunity is a home whose price leaves room for its actual condition and competing alternatives.
