Dublin Housing Market Update: September 2026

Dublin September 2026 housing market report: 49 closed sales, $640,000 median price and 72 new listings; Century 21 sold sign

Dublin brought more new listings to market in September without building a larger inventory. Buyers saw more fresh arrivals, but the total number of available homes remained below last year.

The price picture was mixed, and September closings declined. Across the first nine months, however, Dublin had completed substantially more sales, with a modest increase in the median.

  • 72 new listings (+35.8%)

A quieter September within a busier year

September closings fell from 55 to 49, while contracts declined from 49 to 43. The year-to-date totals remained considerably stronger: 514 closings, up 17.9%, and 537 contracts, up 17.2%.

The median also held a consistent modest growth rate. September’s $640,000 median was up 2.4%; the year-to-date median of $649,900 was up 2.3%.

The average moved differently, declining 7.6% for September and 3.2% year to date. Averages and medians describe different aspects of the sales mix: the average incorporates every sale price, while the median identifies the midpoint. Neither the monthly results nor the year-to-date figures show uniform movement across both measures.

Fresh listings have not created a surplus

New listings increased from 53 to 72, but available inventory fell from 97 to 92. Months of supply declined from 2.1 to 1.7.

For buyers, this means more opportunities to see something new without a dramatic expansion in the overall field. The distinction matters when deciding whether to wait for a better alternative or act on a home that fits.

September’s sold homes recorded 24 days on market, down from 30. The year-to-date measure was slower at 31 days versus 25 last year, showing why timing expectations should reflect the homes competing today as well as the latest monthly result.

The strongest offer follows the strongest comparison

Sellers are competing with more fresh listings, even though total supply remains constrained. A home should enter the market with a price and presentation that hold up against those new arrivals.

September’s report showed 99.0% of last list price received. For buyers, a targeted offer based on close comparables, condition and price history is more persuasive than applying the city’s average-price decline to an individual asking price.

Dublin’s September sales continued to finish close to final asking prices, with a broader year of increased transactions behind them.
