Grove City Housing Market Update: September 2026

Grove City September 2026 housing market report: 61 closed sales, $361,900 median price and 56 new listings; Century 21 sold sign

Grove City’s September median price softened while available inventory tightened and sold homes moved faster. That combination makes this a more competitive market than the 6% median decline might suggest.

The larger story is a year with substantially more completed sales, a nearly flat median and fewer homes available entering fall. September also brought a notable pullback in contracts, giving sellers a reason to distinguish recent closing strength from the latest pace of new business.

September 2026 Grove City market snapshot

September comparisons are with September 2025.

  • 61 closed sales (+3.4%)
  • $361,900 median sale price (-6.0%)
  • $383,485 average sale price (-4.6%)
  • 56 new listings (-30.9%)
  • 111 homes for sale (-20.1%)
  • 22 days on market until sale (-35.3%)
  • 1.7 months supply of inventory
  • 47 homes in contract

A softer month within a stronger sales year

September’s 61 closings were slightly ahead of last year’s 59. Through the first nine months, however, Grove City had recorded 581 closings, up 16.4%.

The price comparison also changes with the timeframe. September’s median was $361,900, down 6.0%, while the year-to-date median was $387,500, down just 0.4%. The broader results describe a market completing more transactions at a largely steady median.

For a homeowner weighing a sale, that is a more useful foundation than applying September’s percentage decline directly to an asking price.

Fewer choices, with fewer new contracts

New listings fell from 81 to 56, and available inventory declined from 139 to 111. Months of supply dropped from 2.4 to 1.7. Sold homes recorded 22 days on market, compared with 34 last September.

Those figures favor buyers who are prepared to recognize a strong fit when it appears. A lower median has not produced a larger selection.

The caution is in contracts: 47 homes went into contract, down from 76. Closings reflect transactions reaching completion, while contracts show a different stage of activity. September’s closing results were solid, but the new-contract count was less encouraging.

A disciplined approach to pricing and offers

Sellers have less inventory to compete against, which can help a well-positioned home stand out. The opportunity is to establish a compelling price relative to the closest alternatives, rather than test a premium simply because supply has tightened.

The report showed 97.0% of original list price received and 98.9% of last list price. Buyers should study reductions and final asking prices when shaping an offer. The strongest negotiating case will come from a property’s specific weaknesses or pricing history.
