Gahanna entered fall with higher sale prices and more competition among available homes. September’s median reached $400,000, up 18.3%, while closings declined, contracts fell and inventory expanded.
For homeowners considering a sale, that combination calls for precision. The homes that closed brought higher prices, while buyers had a larger selection and sold homes spent longer on the market.

Price growth meets a slower transaction market
September’s median increase came from 26 closings, compared with 38 a year earlier. The year-to-date figures offer a steadier reference: the median was $403,000, up 4.7%, across 293 sales.
The broader price trend remained positive, while activity was running below last year. Year-to-date closings were down 9.6% and contracts were down 12.8%. September’s contract count was weaker still, falling from 41 to 24.
That is the central tension in Gahanna: higher reported prices alongside fewer transactions.
The competition has changed
Inventory increased from 30 to 48 homes, even as new listings declined from 36 to 30. Buyers had more homes available without a larger wave of new arrivals.
The days-on-market measure doubled from 13 to 26, and months of supply increased from 0.8 to 1.6. Those changes give sellers a different benchmark from last September’s exceptionally lean market.
Pricing results reinforce the importance of the asking price. The report showed 96.9% of original list price received, compared with 99.4% of last list price. The path from the initial asking price to the eventual sale price is worth studying closely.
Where buyers and sellers should focus
A Gahanna seller’s launch price should reflect both recent closed sales and the current alternatives at that price. If a competing home offers a stronger combination of condition, space and price, the higher citywide median will not resolve that disadvantage. Early showing activity and buyer feedback should guide the next decision.
Buyers have a broader field to evaluate than a year ago. The best opportunities may be homes whose asking prices have not caught up with the competition. For a well-positioned listing, however, the near-last-list-price result supports making an offer grounded in the property’s value rather than expecting an automatic discount.
