If you were watching the Gahanna market this summer, July probably felt competitive. Homes that sold moved quickly, prices were strong and many sellers still had the upper hand. Buyers did have more choices than they had last summer, but the best homes did not sit around for long.

Forty-three homes closed in July 2026, up 10.3% from July 2025. The median sales price reached $427,500, and homes that closed spent an average of just 11 days on the market.

Our read on the month: Gahanna is still rewarding sellers who prepare and price well, while buyers finally have a little more inventory to work with.

Prices jumped in July, but the longer view matters

The July median sales price of $427,500 was 19.6% higher than the $357,500 median recorded in July 2025. The average sales price rose 17.1% to $428,361, and the average price per square foot increased 8.9% to $223.91.

That is a big one-month increase, but we would not use July alone to estimate the value of a particular home. With 43 closings, the mix of properties sold can move the monthly average and median quite a bit.

The year-to-date numbers give us a steadier read. Through July, Gahanna's median sales price was $405,000, up 3.3% from the same period in 2025. The average was $442,458, up 5.4%. Prices are still trending higher overall, just not at the nearly 20% pace suggested by July's median alone.

Why July felt so competitive

Homes that closed in July spent an average of 11 days on the market, down from 19 days one year earlier. Sellers received an average of 100.6% of their original list price and 101.3% of the final list price.

Of course, not every property sold in 11 days or sparked a bidding contest. These are averages. The homes that showed well and made sense at their asking price were the ones most likely to get quick attention.

That first week on the market still matters. Good photography, clean presentation and a price buyers can justify from nearby sales can make a noticeable difference.

Buyers had more choices, but supply was still tight

Gahanna had 46 homes available for sale in July, compared with 35 in July 2025. That 31.4% increase is meaningful for buyers who may have felt constrained by limited choices in recent years.

Months of inventory increased from 1.0 to 1.4. Although that represents a 40% year-over-year increase, 1.4 months is still a relatively tight supply. Buyers gained some breathing room, but the market did not suddenly become oversupplied.

Forty-two homes came to market during July, down 10.6% from a year earlier. Through the first seven months of the year, though, new listings were up 3.7%. The median asking price of July's new listings was $332,500, which says more about the mix of homes listed that month than it does about the value of every home in Gahanna.

July was busy, even though the year is still running behind 2025

July's 43 closed sales were up from 39 one year earlier. Single-family sales were particularly strong for the month, rising 23.3% to 37 closings. Condo sales declined from nine to six.

For the year as a whole, activity is still a little softer. Through July, Gahanna recorded 231 closed sales, down 5.7% from the same period in 2025. Contracts were down 5.8% year to date.

So July was clearly a strong month, but it did not erase the slower start to the year. That is the kind of context that gets lost when we look at one headline number.

Buyers have more choices now, but the best-positioned homes can still attract attention quickly. Before listing, we would focus on three things:

  1. Price against current competition. Recent closed sales matter, but so do the homes a buyer can choose today.
  2. Prepare for the first week. With the average sold home moving quickly, photography, presentation and showing readiness should be settled before launch.
  3. Evaluate the whole offer. Price matters, but financing, appraisal exposure, inspection terms, timing and seller concessions can affect the strength of a contract.

If you are buying in Gahanna

There is more inventory than there was last summer, but 1.4 months of supply is still not a lot. Have your preapproval ready, know your comfortable monthly payment and be prepared to move when a well-priced home checks the right boxes.

Do not assume every listing needs the same strategy. Some homes will attract immediate competition; others may leave room to negotiate because of condition, time on market or the seller's timing. Build the offer around the house in front of you, not the citywide average.
