Blacklick was busy in July, and the latest Blacklick housing market numbers make that clear. More homes sold, more properties went into contract and more new listings hit the market than one year earlier. But buyers were not simply paying whatever sellers asked: homes took longer to sell, and the average sale finished below the original list price.
In ZIP code 43004, 47 homes closed during July, up 38.2% from July 2025. Another 47 homes went into contract, an increase of 34.3%. The median sales price was $352,000, down 3.3% for the month, while the average sales price rose 8.0% to $452,002.
At first glance, an average price moving up while the median moves down looks odd. It really tells us that a wider mix of homes sold during the month. Our read is straightforward: buyer activity picked up, but buyers still paid close attention to value.

Buyers were more active in July
Blacklick recorded 47 closed sales in July, compared with 34 one year earlier. Pending activity followed the same direction, with 47 homes entering contract compared with 35 in July 2025.
The pickup showed up in both major property types. Single-family sales rose 42.3% to 37 closings, while condo sales increased from eight to 10.
The year-to-date gain is more modest but still positive. Through July, Blacklick recorded 244 closed sales, up 3.4%, and 266 homes went into contract, up 3.1%. Single-family closings increased 13.4% year to date, while condo sales remained 19.4% below the same period in 2025.
The median dipped, but prices are still up for the year
July's $352,000 median sales price was 3.3% lower than the $364,000 median reported in July 2025. However, the average sales price increased 8.0% to $452,002, and average price per square foot rose 2.2% to $213.37.
The longer view is more encouraging. Through July, the median sales price was $364,750, up 4.2% from the same period last year. The average reached $461,243, an 18.4% increase, while price per square foot rose 4.9% to $212.60.
The average was likely pulled higher by the more expensive homes that closed. The median, which marks the middle sale, is less affected by a handful of high-end transactions. For most homeowners, nearby comparable sales will tell a much better story than either ZIP-wide figure.
More homes came on the market, but overall inventory tightened
Sixty-four new listings came to market in July, up 23.1% from 52 one year earlier. That gave buyers a healthy flow of fresh options during the month.
Even so, total inventory fell. Blacklick had 70 homes available for sale, down 9.1% from 77 in July 2025. Months of inventory declined from 2.4 to 1.9.
The simple explanation is that buyers absorbed enough of those new listings to keep total inventory from building. With less than two months of supply, Blacklick was still a fairly tight market, even if some price ranges felt more competitive than others.
Buyers had some room to negotiate
Homes that closed in July spent an average of 31 days on the market, compared with 24 days one year earlier. Year to date, market time averaged 30 days, up from 27.
Sellers received an average of 98.1% of their original list price and 99.3% of the final list price. In practical terms, some homes needed a price adjustment before finding the right buyer, but the final deal usually landed close to the last asking price.
That does not mean every home sold below asking. It does mean sellers could not count on the market to correct an ambitious starting price. The homes that showed well and made sense at their price were in the best position.
