Central Ohio Housing Market Update: August 2026 Sales, Prices and Inventory

Central Ohio housing market update for August 2026 with an illustration of suburban homes.

Central Ohio buyers had more homes to choose from in August than they did a year ago, while sellers continued to see higher sale prices overall. That combination makes this month’s market a little more nuanced than a simple “hot” or “slow.”

The August 2026 Central Ohio housing market report recorded 2,749 closed sales, down 2.5% from last August. The median sales price reached $345,500, up 2.2%, and available inventory increased 6.8%. My read: buyers have more room to compare their options, and sellers have good reason to pay attention to the competition. Source: Columbus REALTORS® August report.

What changed from July to August?

In our July housing market update, we looked at a busier month with 3,083 sales and a $350,000 median price. August brought a slower pace.

Market measure July 2026 August 2026 Monthly change
Closed sales 3,083 2,749 −10.8%
Median sales price $350,000 $345,500 −1.3%
Homes for sale 6,193 6,124 −1.1%

Monthly changes calculated from the published July report and August report.

The distinction matters: inventory was higher than last August, but slightly lower than July. The median price also eased from July while remaining above last year.

One month’s change does not tell us what happened to the value of an individual home. The mix of properties selling can shift, and these monthly totals are not seasonally adjusted.

The year so far gives us a wider view

Through August, Central Ohio recorded 20,006 closed sales, up 2.3% from the first eight months of 2025. The year-to-date median price was $342,000, a 3.7% increase, while homes entering contract were up 2.9%. August softened, but activity for the year remained ahead of last year. Blacklick and Gahanna show why local details matter

The regional numbers are a starting point. They do not describe every neighborhood.

In Blacklick ZIP code 43004, August brought 37 closed sales, up 2.8% from a year earlier. The median sales price was $350,000, down 6.0%.

In the Gahanna-Jefferson City School District, 60 homes sold, down 7.7%, while the median price edged up 0.6% to $402,500. These are different reporting areas: Blacklick’s figures follow the ZIP code, and Gahanna-Jefferson’s follow the school district. Source: August local market reports.

For a specific home, I would narrow the comparison further: similar size, condition, location and recent sale date. A regional price increase is useful context, but it is not a reason to automatically add that percentage to your asking price.

What buyers should pay attention to

Start with the home’s asking price and the recent comparable sales. Then look at how long it has been available, whether the price has changed and what work it may need.

August’s report offers a useful pricing detail: sellers received 96.9% of their original list price, compared with 99.2% of their last list price. That gap can reflect price reductions before a sale. It does not mean every buyer can negotiate 3% off the current asking price. These measures also exclude seller concessions and down-payment assistance. Source: August MLS report.

My advice is to build an offer around the property itself. Decide what the home is worth to you, keep repair costs in view and leave enough room in your budget to feel comfortable after closing.

What sellers should do before listing

Look at the homes a buyer could tour instead of yours. How does your home compare on price, condition, layout and updates? That is the comparison buyers will make when they leave a showing.

Before listing, take care of visible maintenance, make the rooms easy to photograph and review the most relevant recent sales. Once showings begin, pay attention to repeated feedback. If several buyers raise the same concern, it deserves a closer look.

For homeowners buying and selling at the same time, plan both transactions together. Your expected sale proceeds, next-home budget and timing should all work on the same page.
